Engineering networks. Basic information about the design progress and the sequence of design work

The process of designing networks of engineering and technical support (SITO, engineering systems, communications) of any construction object is a strictly established sequence of sequential actions, the main task of which is to build a workable and balanced model of the totality of engineering systems planned by the customer (object owner, developer), intended for servicing the territory determined for development; in addition, when designing a SITO, a set of guidelines and recommendations is developed, which later serve as a specific step-by-step instruction for the production of construction, installation, commissioning and debugging work necessary during the summing up and preparation for operation of the above-mentioned engineering communications systems.

Information materials developed during the design of the SITO (drawings, plans, schedules, calculations, statements, estimates, specifications, etc.). d.) are appropriately grouped, drawn up, registered and assembled into a single collection – a package of resulting technical documentation, subsequently subject to the state approval procedure and mandatory for obtaining permits for the construction of engineering and technical support systems provided for by the development plan. Designated documentation, the composition of which is approved by law, is formed in stages, according to the following development scheme:

first, the contracting organization (architectural, design company) prepares the documentary basis for the territory planning project and makes rough (approximate) sketches of the planned engineering communications of the facility;

further, the materials obtained during the first stage of designing are coordinated with the customer and the optimal draft version of the project for supplying the mentioned SITOs is selected;

then, the developed papers are studied in the course of the procedures for the engineering, technical and economic justification of the project, implemented in order to verify the viability of the general design concept and specific aspects of the contractor’s upcoming planning activities;

in the end, the substantiated materials, through elaboration, clarification and detailing, are converted into the final package of documentation – a working draft of bringing engineering and technical communications networks to the building site.

As a rule, due to the fact that planning work in the case of preparing SITO schemes requires a certain accuracy and validity of all calculations and calculations made, which, for example, in the process of designing an internal sewage system or, say, a power supply system for a future construction object, cannot be dispensed with , to the above list of obligatory design stages, the stage of preliminary preparation is added, which includes the following actions, classified as design work:

execution (with obligatory consideration of the prospects for further development) of calculations of the maximum allowable loads on the engineering communications networks planned at the facility (heat, electricity, hydraulic, etc. P. calculations);

obtaining in organizations supervising the operation of centralized (city, district) SITO, technical conditions for connecting engineering communications of the object of the forthcoming development to the municipal highways of the indicated SITO;

implementation of engineering and geological research of the territory of future construction in order to obtain information about the structure and chemical composition of the soil, the depth of the location of aquifers, soil freezing horizons, etc. d., required during the development of underground elements of engineering and technical support systems;

conducting a topographic survey of the agreed territory, etc. P.

In addition, at the request of the customer, the contractor can undertake the implementation of the actions provided for by the construction legislation of the Russian Federation at the end of the design process, namely:

assistance to the customer in passing the procedure of state examination of the developed technical documentation (coordination of the working draft of bringing the SITO to the building site);

making any changes to the project upon completion of the main (obligatory) design work;

implementation of architectural supervision over the course of construction and installation works provided for by the SITO project.
