Repair stages

Repair is a complex and multi-stage process, it requires a serious thoughtful approach, and, of course, high professionalism. It consists of a sequence of certain tasks performed one after another or simultaneously. We list the main types of work included in the standard concept of repair:

Preparatory (dismantling) work;

Alignment of ceiling and wall surfaces;

Electric installation work;

Plumbing installation;

Fine (final) finishing of ceilings and walls;

Decoration of niches and doorways;

Floor repair (leveling, laying, flooring, etc.).)

It is possible to fulfill both all of the listed stages of repair and individual of them, for example, with good condition of plumbing, there is no need to replace it. However, the general (standard) scheme of repair work looks like this.

Repair stages

Repairs should be started only after obtaining approval for the project developed by the designers. The estimate of the proposed work should be as detailed as possible both in terms of the materials used and all types of construction work.

Any repair begins with clearing the object and preparing it for the reconstruction process. This concept includes the dismantling of all unnecessary elements: partitions, walls, wallpaper, tiles, parquet, etc. This part of the repair work is considered “dirty”, but certainly very important, because it lays the foundation for the entire process and the final result largely depends on the quality of its implementation. If redevelopment is not provided, then first of all the flooring is removed, the wallpaper is removed and the ceiling is washed out.

Despite the large amount of work, dismantling is very inexpensive, but only if it is part of a comprehensive repair. In the case of carrying out only dismantling work, their cost can increase significantly. Therefore, it makes sense to entrust the dismantling and construction work to the same company. Sometimes the cost of dismantling is not indicated at all, but the total amount of repair work is called. If it suits both the customer and the contractor, then the latter proceed to the full range of work. It will be a mistake to indulge the contractor’s demand for final payment before the full scope of the repair work is completed. An unscrupulous contractor can easily refuse some final work and you will have to look for a new contractor, which will naturally increase the total cost of repairs. In addition, contractors do not like to refine other people’s imperfections and correct their mistakes, so they deliberately overprice their services. Therefore, be prudent and do not make the final payment until the repair is completed.

The category of no less dirty work also includes the dismantling and installation of window structures. This type of work should be done immediately behind the stage of general dismantling. In another case, dust may harm the results of other types of work during their conduct. After completing the installation of window blocks and window sills, they should be covered with a protective film to avoid the appearance of spots and scratches.

Electric installation work

Following the dismantling stage, it is time for laying electrical wiring. The importance of this stage of construction work is difficult to overestimate, because the smooth operation of your electrical appliances depends on the quality of their conduct. Eliminating wiring defects is much more difficult than another type of repair work. This is due to the fact that the electric cable is laid in the walls or in the floor. The cable is placed inside the metal pipe, which protects it from damage, and also makes it possible to replace it, if necessary, without violating the integrity of the floor or walls. The old cable is simply pulled out, and a new one is pulled in instead. This important feature of cable laying should be discussed with the contractor in advance, because it requires special wire to be placed inside the pipe.

The initial stage of the installation of the electrical network is to determine the number of switches and sockets, as well as the exact location of their location. It’s not always calculated correctly. Their number directly depends on the area of ​​​​the apartment. Let’s make a calculation for an apartment consisting of two rooms and having a total area of ​​54 sq. m. For her larger room, which has an area of ​​​​18 square meters. m., you will need at least 8 sockets, because it contains the maximum number of electrical appliances (TV, tape recorder, stereo system, computer, iron, floor lamp, telephone, etc.). A small room is usually a bedroom and does not require a large number of outlets, a couple of outlets are enough. The kitchen is a place of active use of electrical appliances. One socket must be installed for a TV and a refrigerator, then you need a block of sockets for connecting a microwave, food processor, toaster, electric kettle, coffee maker, etc.

The bathroom does not need a large number of sockets, one sealed for a washing machine and one for other household needs is enough. A corridor or hallway will require the installation of 1-2 sockets, unless of course there is some special electrical equipment. Summing up, we get the result of 23 sockets.

Now let’s talk about switches. In any case, you will need two paired switches in the living rooms, one double for the bathroom and toilet, one ordinary (single) switch in the kitchen and in the corridor. In total, we get 5 switches, three of which must be double. So for an ordinary apartment, consisting of 2 rooms, you need 28 points.

Now electricians can start chasing walls at sockets, switches, and cable runs. After laying all the wires, they begin to level the walls. Following this, socket boxes are mounted, into which the inside of the sockets and switches are placed. Using a different method of wiring can make a mistake in determining the final depth required for the correct placement of sockets and switches. They can protrude above the surface of the wall or, on the contrary, “drown” in it.

After installing the junction boxes and sockets, it is necessary to make a control measurement of the voltage at all points. All ends of the wiring after insulation fit into the sockets. Switches and sockets should not be installed at this time, so as not to expose them to the risk of losing their original presentation. Decorative panels will be installed only after the final finishing of the walls. It is very important to correctly calculate the total power of all electrical appliances in the apartment in order to choose the corresponding wire diameter. This will ensure the operation of the new electrical wiring in a stable mode, without breakdowns.

Plumbing work

In parallel with the installation of electrical wiring during the repair, the necessary plumbing work is carried out. First, obsolete equipment is dismantled, and new plumbing is installed instead. If the dismantling process does not require the participation of the customer, then the location of the sink, toilet bowl, heated towel rail, bathtub and sink is discussed in the presence of the customer. After that, the plumber installs the wiring, lays the water and sewer pipes. It is important to pay sufficient attention to the choice of material for such pipes. They can be made of plastic, copper, metal alloys, etc. d. It is better to consult with a plumber about their difference and compliance with your conditions. Then the bath is installed. The laying of ceramic tiles is done after that, but this is done by the tiler, not the plumber. The choice of tiles in building markets is large, so you can pick up whatever your heart desires. Then the rack ceiling is installed with the participation of an electrician at the stage of installing new lighting fixtures. Finally, it’s time to fix the heated towel rail, toilet bowl, sink. Now you can install selected faucets and all kinds of accessories.

Surface leveling

No professional builder will finish the ceiling and walls without first carefully leveling them. This procedure will not only ensure a good appearance of any surfaces, but also the durability of the coating. First, a preliminary inspection and tapping of the entire area of ​​\u200b\u200bwalls and ceilings is carried out. If cracks are found, they should be embroidered.

First, a layer of old plaster is removed, and the place with a crack is wetted with water and covered with a solution. The seam is rubbed with sandpaper, sealed with sickle tape and covered with a primer. Then you can proceed to solid putty and grinding. The most reliable and economical way of leveling surfaces is puttying with fine-grained putty. Wallpaper is very easy to stick to the surface leveled in this way. The most responsible and difficult part of such work is the alignment of the surface of the corners. This part of the work should be done by an experienced plasterer. The quality of the final leveled surface is checked using a special device called “level”.

Decoration of doorways

A specially designed doorway can decorate the most modest apartment. However, you can opt for the standard design as well. An apartment consisting of 2 rooms, a bathroom, a kitchen and a toilet contains, as a rule, five doorways. In the standard version, they are decorated with door blocks 200 cm high and 60 to 90 cm wide.

Doors are installed taking into account the height of the floor covering. To prevent damage to the door during further repairs, it can be removed from the hinges or covered with polyethylene. The choice of the door is up to the customer, but you should not buy very cheap products. They can not only have a mediocre appearance, but also contain hidden defects. The service life of such products is very short and requires replacement as soon as possible after installation.

Clean ceiling finish

Ceiling finishing is a very important part of any renovation. This is explained by the fact that this part of the space is always in sight. You can’t close it with curtains, furniture or other accessories. All its pros and cons will be displayed to all your guests, so it will be much better to make a quality finish on the ceiling surface. Moreover, there are several worthy options: adhesive tiles, silk plaster, wallpaper, a variety of paints.

Despite the seemingly uncomplicated painting of the ceiling looks very elegant, but requires a perfectly flat surface. By covering the ceiling with wallpaper, you can hide its defects or at least make them less noticeable. The standard service life of this type of coating is 5-6 years, but you can extend this period. A special kind of such decoration is “liquid wallpaper”, which has a number of advantages. Firstly, they do not have seams and fit perfectly on the surface, retaining their original color for the entire service life. These products are antistatic, and also keep heat well and prevent the passage of sound.

Wall finishing

There are a lot of ways to decorate walls, and each of them has its fans. The most popular are still painting, tiling and pasting various types of wallpaper. There is no clear leader among them, each of them is good in its own way. Choose any and you can’t go wrong.

Floor device

Most often, bitumen is applied over the screed and covered with plywood sheets, fixing them with self-tapping screws. Plywood holds heat perfectly and is a good sound insulator. So that its sheets fit tightly to the floor and at the same time do not swell and crept each of them with 30-50 self-tapping screws.

After that, the floor is covered with one of the existing types of finish coating. It can be carpet, linoleum, parquet, laminate, etc.
